Do You Really Want to Own a Home?
If your answer is yes, then I want to share something with you—not to pressure you, but because I genuinely don't want to see you miss an opportunity that becomes harder to reach with each passing year.
After more than 22 years helping people become homeowners, I've learned something that isn't always easy to hear:
Waiting usually doesn't make buying a home easier. More often than not, it makes it harder.
Every day I hear people say they're waiting for homes to become more affordable, prices to come down, or interest rates to drop. I completely understand that thinking. On the surface, it sounds like the responsible thing to do.
The challenge is that the market doesn't usually work that way.
Could we see more grants or down payment assistance programs? Absolutely. Those programs can be incredibly helpful.
But they don't solve the biggest issue: the cost of housing continues to rise.
Historically, home values have appreciated around 3% per year. Ironically, that's about the same pace as many annual raises. So while your income may slowly increase, the home you're hoping to buy is often becoming more expensive at roughly the same rate—or faster.
Meanwhile, rent payments continue month after month without building equity, and closing costs, insurance, taxes, and other expenses tend to rise over time as well.
The result?
Standing still doesn't mean you're staying in the same place. It often means you're slowly falling behind.
"I'll Wait Until Rates Come Down."
This is probably the most common thing I hear.
Here's the reality.
The historically low rates we experienced during COVID were exactly that—historically unusual. They were never intended to last forever.
For most of the past 50 years, mortgage rates have commonly lived in the 6% to 7% range. Since I entered the mortgage industry in 2004, that's where they've spent much of their time outside of extraordinary economic events.
The important difference is this:
You can refinance an interest rate later.
You cannot go back and buy today's home at yesterday's price.
That's a one-way street.
There's Another Reason Waiting Can Cost You
Today's housing market is still facing a significant shortage of available homes.
When rates eventually decline, many buyers who have been waiting on the sidelines will jump back into the market at the same time.
That often means:
- More buyers competing for the same home.
- Multiple-offer situations.
- Offers above asking price.
- Fewer seller concessions.
- Less negotiating power.
- And in some cases, buyers may even have to pay their own buyer's agent compensation if a seller chooses not to.
I've already begun seeing some of these trends.
Ironically, many people waiting for a "better market" may actually find themselves buying in a much more competitive one.
Why I'm Telling You This
I'm not sharing this to scare you.
I'm sharing it because I've watched too many people wait...only to call me a year or two later wishing they had started when we first talked.
I don't want that to be your story.
